TRAC Title is the single point of contact for your commercial needs. Our experienced and dedicated professionals have expertise with commercial closings, constructions loans and private financing.
We will order Due Diligence products as requested:
- Surveys Appraisals and Valuations
- Environmental Reports
- Zoning Products
- Property Condition Reports
Title
Upon completion of our exhaustive title search, we examine the results and issue you a concise report detailing the steps needed to close your loan.
Title Commitments generally issued within 24 hours of our receipt of the title search.
ALTA’s Owners, Lenders and Leasehold Policies issued.
Escrow
As an escrow agent, we act as a neutral 3rd party to complete your transaction upon the satisfactory conclusion of all closing requirements.
We know you have worked hard for your money. We therefore have instituted several safeguards to make sure that your money is protected at all times while in our care.
We will never email you with changes to your payoff instructions.
We will verify and follow-up on all wiring instructions.
We will never release your funds without proper authorization.
1031 Exchanges
A 1031 tax deferred exchange allows you to dispose of an investment property and acquire a “like-kind” exchange property while deferring capital gains taxes.
